"Should we list this fall, or would we be better off waiting until spring?"

There isn't one answer that works for every seller.

Spring traditionally brings increased real estate activity in Chicagoland, but that doesn't automatically mean waiting is the better financial decision.

There are advantages—and disadvantages—to both.

The Case for Selling This Fall

One of the biggest advantages of listing in fall is less competition from other sellers.

Spring typically brings more homes to market. Fall inventory can be lower, which may help a well-presented property stand out.

And while there may be fewer buyers than during peak spring months, the buyers who remain active in September and October are often motivated.

They may be relocating, experiencing a life change, starting a new job or simply need to find a home regardless of season.

Fall Homes Can Show Beautifully

September and early October can also be wonderful months for photography and showings in the western suburbs.

Lawns are still green, mature trees create beautiful streetscapes and comfortable temperatures make it easy for buyers to explore neighborhoods.

As the season progresses, the buyer pool generally becomes smaller.

Families focused on moving before the start of the school year may already have purchased, and daylight hours become shorter.

If your property would benefit significantly from spring landscaping, a pool, extensive gardens or other outdoor features, waiting could also allow those assets to show at their best.

Spring usually brings a larger pool of buyers.

Longer days, warmer temperatures and the approaching end of the school year encourage more people to begin house hunting.

For certain properties, that additional demand can be valuable.

Waiting also gives sellers several months to:

  • Paint
  • Declutter
  • Update landscaping
  • Prepare the home for photography
  • Develop a comprehensive listing strategy

If your home needs significant preparation, that extra time can be an advantage.

But Waiting Has a Cost, Too

You won't be the only homeowner waiting for spring.
